"Recession to Recovery"

Like so many people around the country, Joann and her family are still feeling the effects of the Great Recession some eight years later. Joann has been lucky to have a steady job for the past 16 years as an account reimbursement specialist at the Vanderbilt 100 Oaks medical facility, but when her husband lost his job during the recession, they were unable to make their house payments and were forced to file for bankruptcy. After waiting several months for a loan modification from their lender, the "deal" that the lenders came back with was a raw one that was not affordable for Joann and her family. They were forced to sell their home before more financial damage could be done to them.

Joann eventually began looking for a new home for her and her family. In late 2014 after a lender led her to believe that she would be approved for a loan, Joann found a house and following the advice of the lender spent money on an inspection and appraisal. However, before she could pull the trigger on the house, the lender informed her that her loan application had been denied. "I wasted a lot of money on the inspection and appraisal. That's money I can't get back."

Joann found out about New Level CDC from the Housing and Urban Development (HUD) website, but when she first came in, she was understandably very guarded given her history with financial "specialists." However, her attitude quickly changed after her conversation with Karen Greer, New Level's Housing and Financial Education Specialist. "I had a great conversation with Karen," says Joann. "She was honest and forthright, and I left feeling hopeful." With Karen's help and advice, Joann was able to get control of and consolidate her debts, stabilize her credit, and receive a quality home loan. In July of 2015, Joann was thrilled to be able to close on a new home for her and her family. When asked where she sees herself in five years, she laughs contentedly and says, "On my back porch!"
